Michael achieved this designation after completing hours of coursework and extensive examinations. What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a home measurement or floorplan service, an appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they tour the home, they notate the layout of the rooms and other features, like stairs, hallways, and pantries. They might draw a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area and the general layout of the house. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a measurement service?

Real estate taxes

Tax records frequently reflect inaccurate area of a property because the values can come from many sources, and sometimes go unproven — which means you may be paying for more space than you have! Unless an appraiser has recently executed an evaluation on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A measurement service can ensure that you're paid a fair price for your home. Area is one of the biggest elements potential buyers consider when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of your home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your property is to reference a recent appraisal or home measurement service carried out by an appraiser (after any renovation that may have affected square footage).
